We have 3 adjacent blocks of land for sale in Port Vila Vanuatu (previously French New Hebrides) is an
Offshore Business Centre and major tourist destination (near New Caledonia). We are looking to cash up to
buy an ocean going catamaran so to trade on a good ocean sailing yacht preferrably catamaran would also
be great for us.
To tell you a little bit about Vanuatu, it is a tropical
pacific Island paradise and a major tourism destination for Australia, New Zealand and the world at large. It
is only a 2.5 hour flight from Brisbane, 3 hours from Sydney or 3.5 hours from
Melbourne or New Zealand. Qantas, Air Vanuatu and Virgin Pacific Blue have regular direct flights into Port
Vila, and Air Pacific from various destinations.
It is also a Tax Haven and all earings there
are Tax Free. It is comprised of 82 islands and has a combined population of 182,000. The
capital, Port Vila, is situated on Efate Island, which is a charmingly quaint colonial town
and is situated on a photogenic harbour.
The inhabitants of Vanuatu are extremely friendly with approximately half of the population speaking
English and the other half speaking French. The Cuisine is mainly
French influence and seafood is extremely abundant.
My wife and I originally purchased 6 blocks of Deep Water
Oceanfront Land in the Prestigious Bukura Estate on Efate near the Capital of
Port Vila. They have a beautiful panoramic pacific dream outlook where you can watch all of the cruise
boats and ships sail past into Vanuatu harbor while you swing in a hammock, catch crayfish in your back
yard or indulge in the great deep water fishing from the edge of property. We
purchased these blocks to build an Island Dream lifestyle running a B & B (Bed and
Breakfast) and small resort. Unfortunately, with the economic downturn we can not obtain the finance to
build and complete our dream. Residential property for rent on the Island is scarce and has
returns of up to12%.
We only have 3 blocks left and these Blocks are the
largest oceanfront blocks available in a prestige estate with a lot of wealthy expats
living there. Blocks are a lot smaller in all the new subdivisions because of the new subdivisions are
now being divided much smaller into normal housing block sizes to get more value out of the land. Land is
naturally priced according to size and there are no new subdivision of the larger blocks. They are around
5000+ Sqm each and are next to each other.
We have decided to sell one or all of the blocks
or trade one or more them on a Luxury Sailing Yacht as we now intend sailing around the world

How much is that in Your Currency?
If you go to this site http://www.transpacificproperty.com/land.html you will see there are only 4 blocks listed in Bukura that I was able to find. After
looking at some of them I think our asking price is very reasonable and perhaps a little under priced
considering that we have the 3 of largest blocks available (at around 5000+sqm each block) next door to each
other.
Listed on the site is:
Lot 7 - 5000+sqm (around the same size as our blocks for
AUD$375,000.
Lot 29 - 5000+sqm) and listed very cheaply at AUD$254,000
Lot 68 - 3384sqm also approximately one third smaller and a lot further out
for $365,000.
Lot 66 - 3384sqm which is a lot smaller and further out listed for
$285,000
We have also made enquiries about building a hotel resort and believe that
for a premium, if the land was put together for a Hotel Resort we would have no problem in getting
approval.
Vanuatu is only 2.5 hours flight from Brisbane on Air
